Doing the Most Good...

That is the Motto of The Salvation Army...Today is their Fourth Annual Civic Luncheon.

It is at Noon at the the Lacey Community Center.

If you can't attend, please consider giving, the need truly is all year around, not just when the red Kettles are out!

What are your new year plans?

Where do you want your business to be at the end of 2012?

Start planning NOW!  Do you need more space? Tax planning?

Interest rates are awesome...SBA financing allows for 10% of the total project down...

Prices are...well...Many buildings are at historic lows....The time is right.

Let's talk.

Where is the support for business owners?

Dozens voice support for homeless village - South Sound - The Olympian - Olympia, Washington news, weather and sportssuport

Who is going to compensate the land owners that have the value of their property drop? Or worse, what if NOBODY wants to buy or lease near Camp Quixote?

This started as a "protest", and it IS a political statement....

How many of the residents have exhausted all other options for housing? This should be a 'temporary" residence of LAST resort...

My wife and I owned a building that was located directly across the street from one of Camp Quixote's locations...There is little concern by the churchs or city hall for the businesses...The rights of these few Camp Quixote residents are put above tax paying, job creating residents.

I am not insensitive to the plight of the homeless, if they truly are.

I am opposed to supporting those that have made a "lifestyle" choice and are making a political statement.

Permanent tent cities are not the answer when they impact businesses nearby...We must balance the needs of those that have become homeless by circumstances outside their control and taxpaying citizens.

How about 10 acres outside of Othello?

Market timing and opportunities,,,,

The stock market is up, no it's down 634, no its up 500, down 400....Wow it is a roller coaster ride and it probably will be for the foreseeable future...

But as a disciplined and conservative investor, where is the good news? Housing prices are down...BUT interest rates on your home loan are at historic lows AGAIN! 15 year fixed at 3.5%, 5/1 ARM below 3%...

What does this have to do with commercial real estate...OPPORTUNITY!

You can restructure the debt on your home, access cash and purchase a building for your business...You only need a 10% down payment if your business occupies more that half of the building....

Think about it, historic loan rates, historic low prices on commercial buildings...Long term this could be a home run...

I'd love to help you explore the options...I have 14 years lending experience, we can "run some numbers" and see if it makes sense!

IRV.JPG.jpg

When you are looking at commercial real estate, there are lots of acronyms, buzzwords and calculations...It can be intimidating.

The best thing you can do is surround yourself with lenders, real estate agents, accountants and attorneys that you trust. Not every deal will require all these professionals, but build a team...or better yet, let us help you build a team. We know who can help you!

A little sun...

It's funny, over the years, in lending, banking or real estate, there is one factor the impacts business volume in the Northwest more than any other factor:

Interest rate? No.

Price? No.

Politics? No.

Look out the window. It's the weather. A little sun, people feel better, more hopeful, more like spending money, refinancing, heck, just leaving the house to look at a property!

Knowing this, don't wait until all the opportunities are gone...Be on the front edge of the trend!

Get out and look at some real estate today....Before it rains!
