Ramblin' Jack's is alive and well!!! However, they will be closed 1-2 weeks for smoke remediation...I will post updates on re-opening dates when I have them!

Who is representing you?

In any real estate transaction, there is a buyer and a seller. If you are looking to lease or buy, residentially or commercially, and just drive around and call on signs....Who is representing you?

The agent on the sign represents the building owner. Are you sure that you are knowledgeable enough to represent your self? are you getting the best deal? Do you have all the legal documents complete? is there that nagging feeling that something is missing?

You need a buyer's agent or leasing agent to represent you in the transaction.  And guess what? This will not cost you any more than if you drove around and callled on the signs....Why??

A commission has been set in the listing agreement. It will either go ALL to the agent on the sign representing the owner, or split between the listing agent and YOUR agent...

Feasibility Contingency Clause-What does that mean?

When you write an offer on a piece of Commercial Real Estate, there is typically a time (30 days to 180 or more) after acceptance of a purchase sales agreement to do your "Due Diligence".

You will investigate financing, property boundaries, environmental issues, meet with City and County officials to review your plans, review leases and physical property inspections.

During this time, if you are not satisfied with what you find: You terminate the offer.

So...Don't be afraid to write an offer...you will have time to do your research.

There are some deals out there,,,they will not last!
