Where is the support for business owners?
Dozens voice support for homeless village - South Sound - The Olympian - Olympia, Washington news, weather and sportssuport
Who is going to compensate the land owners that have the value of their property drop? Or worse, what if NOBODY wants to buy or lease near Camp Quixote?
This started as a "protest", and it IS a political statement....
How many of the residents have exhausted all other options for housing? This should be a 'temporary" residence of LAST resort...
My wife and I owned a building that was located directly across the street from one of Camp Quixote's locations...There is little concern by the churchs or city hall for the businesses...The rights of these few Camp Quixote residents are put above tax paying, job creating residents.
I am not insensitive to the plight of the homeless, if they truly are.
I am opposed to supporting those that have made a "lifestyle" choice and are making a political statement.
Permanent tent cities are not the answer when they impact businesses nearby...We must balance the needs of those that have become homeless by circumstances outside their control and taxpaying citizens.
How about 10 acres outside of Othello?

What does NNN (Net Net Net) or Triple net mean in a lease?
Triple net means:
That in addition to the lease price per square foot rate, the tenant pays ALL operating expenses on the property. These include: Property Taxes, Hazard Insurance, maintenance and utilities. This fee is usually presented in an additional annual cost per square foot.
Example:
1,500 sf office space
Rate: $18.00 annually=(1,500 x $18.00= $27,000 annual lease divided by 12 months= $2,250.00 monthly)
NNN $5.00 annually=(1,500 x $5.00= $7,500 annual triple net fees divided by 12 months=$$625.00)
So the true monthly cost of the 1,500 space is $2,875.00 or $23.00 per square foot.
Make sense? It sure does if you own the building!

The agent on the sign represents the building owner. Are you sure that you are knowledgeable enough to represent your self? are you getting the best deal? Do you have all the legal documents complete? is there that nagging feeling that something is missing?
You need a buyer's agent or leasing agent to represent you in the transaction. And guess what? This will not cost you any more than if you drove around and callled on the signs....Why??

Feasibility Contingency Clause-What does that mean?
When you write an offer on a piece of Commercial Real Estate, there is typically a time (30 days to 180 or more) after acceptance of a purchase sales agreement to do your "Due Diligence".
You will investigate financing, property boundaries, environmental issues, meet with City and County officials to review your plans, review leases and physical property inspections.
During this time, if you are not satisfied with what you find: You terminate the offer.
